The average sales price of homes at this popular condo community in Franklin, MA in 2012 rose 1.1% to $216,150 (from $213,625 in 2011).

It was the first increase in the average sales price at Stone Ridge since 2008.  Average days on market declined to an encouraging 83 days (from 104 the year before).

While home sales volume in the overall MA market rocketed a staggering 22% in 2012, only 6 townhomes sold at Stone Ridge last year. This was a significant drop from 2011’s sales volume, but well above the sales nadir of only 3 unit transfers back in 2010.

The outlook for Stone Ridge in 2013

The Stone Ridge condominium community offers a superior location just off Exit 17 of I-495 near plentiful shopping, the local YMCA, a state forest with walking trails and the Forge Park commuter rail station.  Units have garages and basements, and the financial condition of the community is excellent.

MA real estate had a good year in 2012 and 2013 has started strong.  If the strengthening trend in Massachusetts real estate continues, the outlook for Stone Ridge is very positive!

Four units changed hands at Stone Ridge during the first 6 months of the year at an average sale price of $223, 725, an increase of 7.2% over Stone Ridge's average sale price during first half of 2011



2012’s first half sale prices at Stone Ridge were a notable improvement over prices achieved during the first half of 2011.  Days on market shortened significantly.  Fewer units changed hands, but there was a much firmer tone to market activity at Stone Ridge in 2012 compared to recent years.

Lowest sale at Stone Ridge

At $209,900, the lowest priced sale during the first 6 months of 2012 was unit 38.



This townhome at Stone Ridge in Franklin, MA found a buyer after only one day on the market.  The buyer paid asking price for this three 3 bedroom unit which has a master bedroom on the first floor and two other bedrooms on the second floor.  This unit also offers a finished basement.

The other three sales at Stone Ridge during the first half of this year ranged from $227,000 to $230,000 for 2 bedroom units.

Given the higher-priced sales of units offering only 2 bedrooms, it's fair to say that Unit 38 was a great bargain asking only $209,900!

MA real estate market improving

The raw figures mask significant sales strength that becomes apparent if you look more closely at the numbers.  Here’s why 2011 turned out to be a pretty good year for these desirable  Franklin, Massachusetts condos . . .

At first glance, the 2011 sales results at Stone Ridge are disappointing.

That’s a disheartening 9% decrease from 2010’s average price of $234,750.

Distress sales distort 2011’s data

However, Stone Ridge unit owners should take heart:  5 of the 12 of the Stone Ridge units that changed hands in 2011 were distress sales (short sales, post-foreclosure sales and otherwise vacant units with what could be termed "don't wanter" owners).



These sales pulled down the overall average selling price at the Stone Ridge community for 2011.

The graphic above shows the 5 distress sales at the Stone Ridge Condominiums in Franklin MA during 2011.

The average selling price of these 5 units was a very low $189,900.  The discount selling prices of these 5 townhomes skewed the statistics at Stone Ridge for the year, giving the average selling price for all Stone Ridge units in 2011 a misleadingly negative slant.

Taking the distress sales out of the equation

Fortunately, the “regular” condo sale market was alive and well at Stone Ridge during the year just past.



There were  7 sales of owner-occupied units that were not under obvious duress.  These Stone Ridge townhomes sold at much higher prices than the distress sales and present a more valid measure of market prices at the Franklin, MA condo community.

These 7 sales had an average selling price of $230,571.  This is pretty much in line with 2010's average selling price $234,750.

So 2011 was a good year at Stone Ridge!

 Appraisers in 2012 will have good "comps"

What's most beneficial  for owners at Stone Ridge is the fact that bank appraisers will be able to use the 7 regular, high-priced sales as "comparables" in their appraisal work at Stone Ridge this year.



The higher priced "regular" townhouse sales will give appraisers leeway to omit the lower-priced distress sales as “comps” for Stone Ridge.  Purchase money mortgage loans will  get approved more easily at Stone Ridge due to the "good comps".

It will be a lot easier to sell your Stone Ridge unit in 2012 at a good price, thanks to these 7 "regular" sales!

                    [post_content] => The Stone Ridge Condominiums are close to two of the recreational gems of Franklin, MA!  As shown in the following video, it will take you a little over a minute to drive from the Stone Ridge townhomes to the Franklin State Forest and the Hockomock Area YMCA:



State Forest

The townhouse condo community is within walking distance to the Franklin State Forest.

There are extensive walking and biking trails in this sprawling 883 acre woodland preserve.  There also is a car parking area for the State Forest on Forge Hill Road in Franklin, Massachusetts.

YMCA in Franklin

At the end of Forge Hill Road in Franklin and just a one minute drive from Stone Ridge, Massachusetts is the Hockomock Area YMCA.  This facility is a real asset to the Franklin community.

The spacious, new complex has indoor and outdoor pools, an indoor running track, indoor basketball courts, and a large weight training and exercise room.  There are lots of programs for people of all ages.

The average sales price of homes at this popular condo community in Franklin, MA in 2012 rose 1.1% to $216,150 (from $213,625 in 2011).

It was the first increase in the average sales price at Stone Ridge since 2008.  Average days on market declined to an encouraging 83 days (from 104 the year before).

While home sales volume in the overall MA market rocketed a staggering 22% in 2012, only 6 townhomes sold at Stone Ridge last year. This was a significant drop from 2011’s sales volume, but well above the sales nadir of only 3 unit transfers back in 2010.

The outlook for Stone Ridge in 2013

The Stone Ridge condominium community offers a superior location just off Exit 17 of I-495 near plentiful shopping, the local YMCA, a state forest with walking trails and the Forge Park commuter rail station.  Units have garages and basements, and the financial condition of the community is excellent.

MA real estate had a good year in 2012 and 2013 has started strong.  If the strengthening trend in Massachusetts real estate continues, the outlook for Stone Ridge is very positive!
