At $381,286, the average sale price of units at Spruce Pond for 2019 has surpassed the prior all-time-price-high set back in 2005.   2019’s average price is 6.5% above where it was in 2018 and 36% higher than the average price at the 2012 market low.

Of the seven units that changed hands during 2019 at Spruce Pond Village, four sold above asking.  This indicates strong interest in living at Spruce Pond and bodes well for unit values in 2020.

One sale price does not give meaningful information about the direction of overall unit values at Spruce Pond Village!

The sales volume of “one” recorded on the MLS for Spruce Pond Village in 2018 represents the lowest annual sales volume at that condo community reported on the MLS since 1998, when MLS-PIN first began carrying home sales in Franklin, MA.

It simply was a slow year at Spruce Pond Village on MLS-PIN in 2018!

As you can see in the download of the 2018 Spruce Pond Village sales report, 63 Bayberry Common was the one Spruce Pond sale recorded on MLS-PIN for the year.

That unit was very nicely updated and had a walk-out basement.  The recent new kitchen and replacement windows were major advantages offered by this condo.

That’s the highest the annual average sale price has been at Spruce Pond since 2006.  The Spruce Pond average price now stands 20.5% higher than it did at its Great Recession low of $280,300 set back in 2012.

Three Spruce Pond townhomes sold in 2017

The number of units sold at Spruce Pond Village fell markedly in 2017. 

Only three units sold, compared to the six units that changed hands the previous year.  2017’s sales volume at Spruce Pond matches the low annual sales totals seen in 2011 and 2012.

The lowest sale for the year at Spruce Pond was the $305,000 paid for an 1,823 unit with a one car attached garage and an unfinished basement.  That unit’s kitchen was the original one installed when the unit was built and needed updating.

The top sale in 2017 at Spruce Pond was a 1,943 sq ft end unit with a 2 car attached garage that had a beautiful new kitchen. That unit sold for $364,900.

Scant sales the key to 2015’s poor price stats

The dearth of sales at Spruce Pond during 2015 actually holds the key to understanding the association’s poor average price performance for the year and also seeing that the down stat is not cause for alarm.

Of the four sales during 2015, one was a distress sale that sold for a very low price. With only four sales from which to derive the annual average sale price stat for the year, the one very low distress sale pulled the association’s overall average selling price for 2015 way down.

Take the distress sale out of the mix, and the average sale price shoots up:

Without that one distress sale, in 2015 Spruce Pond Village enjoyed its highest average sale price in years!  So there is hidden strength lurking behind the weak, misleading price stat at Spruce Pond for 2015.

27 Spruce Pond Road was the low sale at the association that depressed the average sale price stat.

The unit was a foreclosure property that had been held vacant by the lender in a sort of bank-owned limbo for years. The unit had suffered extensive water damage. There was no kitchen left, the bathrooms were mostly missing and other living areas lacked full ceilings, walls, and floor covering. That’s why the selling price ($227,300) was so low!

69 Highbank Road was the highest priced  sale at Spruce Pond Village in 2015.

The townhouse enjoys great privacy at the north end of Highbank Road; there are no condos to far side of this home or across the street.  The kitchen was renovated and the basement was finished.

Average sales price does not reflect current market values at Spruce Pond

The average sales price of townhomes at Spruce Pond Village in 2013 rose 2.3% over the prior year.  (All data in this report derived from MLS-PIN, the dominant MLS in the Commonwealth.)

2013’s average sales price statistic understates the true market value of homes at Spruce Pond Village as 2014 gets underway.  Of the 11 sales at Spruce Pond on MPS-PIN for 2013, four were holdovers from 2012.  These four townhomes had been put up for sale and had gone under agreement during the final months of 2012, but the transactions closed in 2013.  They thus counted as “2013 sales” even though the prices paid for these units actually reflect the much weaker market conditions then prevalent during 2012.  These townhomes would most likely have sold for considerably more money had they entered the market in the later part of 2013 rather than 2012.

Sales volume flat, average sales price down

While home sales volume in the overall MA market rocketed 22% in 2012, only three townhomes sold at Spruce Pond Village last year. This matches 2011’s sales production at this condo community.

The average sales price of homes at Spruce Pond in 2012 fell 5.8% to $280,300 (from $297,667 in 2011).  Days on market ballooned to 172 days (from only 25 the year before).

Where is the market for Spruce Pond condos headed in 2013?

Spruce Pond Village has many strengths:  a superior location just off Exit 16 of I-495, units have attached garages and basements, and the financial condition of the community is excellent. Spruce Pond will continue to offer a valuable alternative to more expensive age-restricted (active adult) condo developments in the I-495 region.

Regardless of the humdrum market at Spruce Pond during the year just past, 2012 was a strong year for home sales volume across Massachusetts.  Single family home sales volume in the Bay State rose a robust 22% in 2012.

And so far in 2013, the real estate market in MA has maintained  momentum.  If the strengthening trend in Massachusetts real estate continues throughout the year, the outlook for sales at Spruce Pond Village should be very positive!

Market started looking up in early 2012

You can trace the improvement in the MA real estate market in the listing histories of the three units that sold at Spruce Pond in the first half of 2012.

If you can believe it, those three transactions represent the highest sale volume at Spruce Pond for the first half of any year going back to 2006!

Market resistance to Spruce Pond listings in 2011

Two townhomes on Highbank Road (Units 73 and 83) came on the MLS in August 2011.  The market was sluggish then and the units encountered stiff resistance.

Both units sat unsold for months.

Timing makes the difference

31 Quince Island Road received a much better reception from buyers, and it was simply a matter of timing.  That new listing hit the MLS in January 2012 as the market shift was underway.

Once 31 Quince went under agreement, market sentiment continued to improve and the Highbank units started getting serious attention from buyers.

73 Highbank went under agreement in February and by April, 83 Highbank had found a buyer as well.
