[post_content] => Every spring, the inventory of homes for sale across Massachusetts rises as home sellers put their properties on the market to catch the prime spring home selling season.
Each spring, Franklin, MA also sees a rise in the supply of homes for sale.
But for the last 2 spring home selling seasons, the supply of single family homes for sale in Franklin has been markedly lower than inventories in both the regional market around Franklin and in the Massachusetts real estate market as a whole.
Greater supply of homes for sale in Franklin than other MA markets
MLS data for March 2010 is adding a major twist to the established spring pattern: the supply of single family homes for sale has risen at a faster rate in Franklin than in the broader markets tracked by this blog.
At 7.8 months of inventory of single family homes for sale, Franklin currently has a greater supply of available homes than in the Franklin regional market (6.6 months of supply) and in all of Massachusetts (7.6 months).
This is a reversal in what has been the established pattern over the last two years: in the recent past, Franklin, Massachusetts has consistently carried a lower homes for sale inventory than the regional market around Franklin and the entire state.
Too short a time period to be meaningful
You might not want to read too much into these figures - yet. One month’s data does not define a significant change in the local real estate market.
However if this develops into a marked trend maintained over several months, it would become a much more meaningful statistic.
Franklin homes for sale inventory still lower than prior years
The supply of single family homes for sale in Franklin, MA is up so far in 2010 , but is still lower than during the same time periods in 2009 and 2008.

[post_content] => Franklin MA’s real estate activity in February gave conflicting signals about where the Spring 2010 market may be headed.
Single family home sales in Franklin during February were lackluster. Yet the “feel” of the Franklin market during the month was upbeat and active. Open houses were heavily attended and buyers were actively scheduling showings, looking for good offerings.
Home buyers being selective
This may be the key to understanding February’s sale results: buyers are certainly out looking at homes seeking to take advantage of the two Federal home buyer tax credits . But they don’t want to over-pay for a home and are being highly selective.
What homes sellers should do
This should prompt Franklin home sellers to adopt a pragmatic attitude about the upcoming Spring 2010 real estate market.
Prospective home sellers should plan to price their homes realistically so offers will be forthcoming. And sellers should treat buyers’ offers seriously and make reasonable concessions to get their homes under agreement.
Weak February numbers mask an active market
Despite the ongoing stimulus of the homebuyer tax credits, home sales in Franklin last month were anemic.
Franklin, Massachusetts had just seven single family home sales in February, according to data from MLSPIN. (MLSPIN is the super-regional multiple listing system in Massachusetts.)
Matches February 2009’s low sale volume
These seven Franklin, MA home sales match February 2009’s poor home sale results .
Home sales back then were negatively impacted by the economic uncertainty so prevalent at the then-height of the recent financial crises.
Pending sales restrained
In another indicator of possible market fatigue, the number of pending sales (contracts signed but sales not yet consummated) for February 2010 was also extremely low in Franklin, Massachusetts. There were only 14 pending sales of single family homes last month.
This was the lowest number of pending home sales in Franklin for the month of February going back to 2003.
Temporary lull?
This softness in February’s numbers may be a misleading indicator of the direction of the upcoming Spring 2010 market. Again, buyer activity in the form of showings and attendance at open houses was strong throughout February.
Or the low sales and pendings numbers may be heralding the start of a weakening of housing demand.
We’ll know more after home sales results are in for March and April 2010.
Home prices to fall, then rise?
It’s interesting to note that a home price forecast issued yesterday by CBS MoneyWatch calls for a decline in Eastern Massachusetts home values in 2010 of between 5 percent to 6 percent, followed by a rise in MA home prices of a similar amount in 2011.
This may reflect uncertainty among housing experts about the strength of the MA housing market once the homebuyer tax credits phase out at the end of April.
March and April home sale numbers may be telling
So we’ll all have to wait and see how the 2010 real estate market in Massachusetts plays out.

[post_content] => Inventory levels of condominiums for sale in Franklin, MA showed a marked improvement in February 2010. This continued the trend towards absorption of standing condo inventory noted in January .
Franklin condo sale volume recovers
Sales of Franklin condos recovered strongly in the second half of 2009.
Sale volume had cratered during the first half of 2009, reaching a shockingly low two sales recorded on the MLS in March.
Condo sales in Franklin, Massachusetts rebounded starting in July 2009. For the past 6 months (August 2009 – January 2010) average condo sales in Franklin have exceeded 10 per month, according to MLS data.
Number of condos for sale decline
The absorption of standing condo inventory is reflected in the lower number of units actively for sale in Franklin.
From a high of 127 units for sale last August, inventory of available units has declined to 100 this month.
Single family home inventory improves across MA
Franklin, MA continues to enjoy especially low levels of single family homes for sale.
This is despite a surge in lower-priced homes for sale in town. A number of homes priced from $200,000 to $260,000 came on the market this year in Franklin. Many of them quickly found buyers.
Single family home inventory levels continued to improve in the regional market surrounding Franklin and in the overall Massachusetts market as well.
The next few months will be very interesting as coming sales data will reflect both the prime spring home selling season and the expiration of the Federal home buyer tax credits.

[post_content] => Massachusetts real estate turned in a pretty good performance in 2009, given how dire national economic conditions were at the start of the year. Greater Boston single family homes prices are up 6% from their March 2009 lows. MA single family home sale volume rose 4.2% in 2009 compared to 2008 levels, while the inventory of homes for sale in Massachusetts had declined by year’s end.
Pretty good given that respected economists were predicting the advent of the Second Great Depression back in January 2009!

Franklin, MA real estate stronger than the MA average
The results for Franklin, MA real estate were even better in 2009 than how the overall MA market fared: median home prices rose slightly for the year to $400,000 (from $397,500) while single family home sale volume surged a bullish 9.5%.
Low supply of homes for sale
By the end of 2009, Franklin home for sale inventory had reached an astonishingly low 3 months. This is very encouraging news for home sellers and should help support home prices in 2010.
Top home sales in Franklin, MA for 2009
Franklin had quite a number of high priced sales in 2009.
The top 4 home sales in town were each over $800,000 . . . certainly not a sign of a market in distress!
Optimism and the risks going forward
There are a lot of reasons for optimism for the 2010 real estate market and beyond.
But there are some obvious risks for the MA housing market as well.
The three most relevant potential threats to the health of the MA housing market in 2010 seem to be:
1. A sharp and sustained rise in mortgage interest rates.
2. The Federal government prematurely curtails economic stimulus, causing a double-dip recession.
3. A major terrorist attack severely disrupts the US economy.
But there are always risks and uncertainties in life. Optimism and investing for your future have always paid off in the long run, no matter what shape the economy is in.

Bullish forecast
This bullish forecast for Massachusetts real estate was part of an in-depth analysis of major regional US real estate markets conducted by Forbes.com. Forbes used data from the S&P/Case-Shiller Home Price Index, drawing on the same data used in my recent video report on the high likelihood of a real estate rebound in MA.
MLS data supports stronger market forecast
A look at homes for sale data from MLSPIN (the dominate MLS in Massachusetts) confirms that the MA real estate market is indeed looking better.
Inventories of single family homes for sale in MA dropped in September 2009 in all three MA markets tracked by this blog.
A decline in home for sale inventory is good news for real estate because it indicates that demand is catching up with supply. When demand for homes “absorbs” excess inventory, home prices typically begin to rise.
Home prices have been inching higher recently in Massachusetts: the S&P/Case-Shiller Home Price Index for Boston has risen 3 months in a row.
Single family home inventories decline
Of the three Massachusetts markets followed by this blog, Franklin, MA saw the most pronounced absorption of single family homes for sale in September 2009.
The inventory of Franklin, MA single family homes for sale dropped to 4.2 months of supply in September 2009 (from 5.8 months in September 2008).
It was the same story on a lesser scale in the Franklin regional market and the overall market in Massachusetts: each saw single family homes for sale inventories drop from year ago levels.
There were 6.3 months’ worth of single family homes for sale in the regional market surrounding Franklin, MA in September 2009 (compared to the 7.7 months of supply a year ago). Single family homes for sale inventory in all of Massachusetts dropped to 7 months of supply according to data from the MLS (versus 8.3 months of supply in September 2008).
Less bullish news for the Franklin condo market
The supply of condominiums for sale in all of Massachusetts declined in September 2009. This is consistent with the improving picture seen in the single family housing market in Massachusetts.
There were 7.7 months of condo inventory in the overall MA market in September 2009 compared to 7.7 months this time last year.
However, the Franklin, MA condominium market remains saddled with excess inventory.
The Franklin market has struggled to digest the new inventory that continues to come in line from all the new construction condo projects in town. The regional market surrounding Franklin likewise saw inventories rise in September 2009.

According to data maintained by MLSPIN, the multiple listing system serving most of the Commonwealth, 34 single family homes sold in Franklin, Massachusetts (population 31,000+) in July.
This easily exceeded the sales total for July 2008 and even surpassed July’s results for the peak years of the market cycle back in 2005 and 2006. So Franklin, MA real estate is looking good!
Other Signs of Strength
July’s robust home sale activity is just one of several recent reports confirming a resurgent real estate market in Franklin, MA. Home prices in the Greater Boston region have risen modestly over the last two months , lending further credence to speculation about a Massachusetts real estate bottom.

The two highest priced home sales in Franklin, MA for July 2009 each exceeded $800,000. This represents the first time this year that more than one home in Franklin sold above that price point during any one month.
Lower-Priced Homes Draw Demand
The lower end of the price spectrum in Franklin continued to strengthen, buoyed by a three-pronged boost by low interest rates , the $8,000 first time buyer tax credit , and avid interest by investors.

Market Bottom?
Home-for-sale inventory is a closely watched real estate market barometer. A sustained decrease in the supply of homes for sale often signals future real estate market strength.
Starting in February 2009, the supply of homes for sale in Massachusetts has been lower each month than the same month in 2008. (Note that housing inventory in MA is highly seasonal, typically peaking each year during the spring home selling season.)
If Massachusetts housing inventory continues its downward trend for the rest of 2009, the bottom of the current market cycle might arguably be at hand. Caution is called for in this trend of thought, as the national economic situation is so problematic.

The absorption of home-for-sale inventory was also evident in the local Franklin, MA real estate market during July 2009. The supply of homes for sale in Franklin, Massachusetts dropped 11.5 % in July (to 6.2 months of supply versus 7 months last year).

Inventory figures for condominiums in Massachusetts for July 2009 remained dominated by Franklin’s glut of new construction units.
The inventory of available condos in Franklin is positively bloated. Timing seems to be the problem: quite a number of new condo communities all came on line in Franklin at roughly the same point in the market cycle.
These new communities are attractive and offer many fine features. Units are selling, it's just that standing inventory remains very high because there are so many new units for sale.
