Sales for 2019 at Franklin Crossing breaks down into two groups of units.

For condos in good cosmetic condition with original kitchens and baths, the price range of sales in 2019 was from $180,000s into the $190,000s.

Units with updated kitchens and baths sold in 2019 from the $210,000s into the $220,000s.

Highest sale price

While the $212,200 sale price of Unit 808 is certainly eye-catching, that price was driven by the exceptional degree of updating done to that unit.

Unit 808 was simply beautiful; the extent of improvements made to this unit put it in a class of its own!

Lower-priced sales more significant

What makes 2019’s first-half sales so noteworthy for Franklin Crossing are the prices paid for Unit 2603 ($197,500) and Unit 1202 ($186,900).

Neither of those condos had updated kitchens or baths. The prices paid for these units with their original kitchens and baths would have been considered outlandishly high just a few years ago.  This is great news for anyone who owns at Franklin Crossing in Franklin, Massachusetts!

Sales volume for 2018 at Franklin Crossing exceeded annual sales there for seven of the last eight years.

Many quick sales for over asking price

What’s more impressive than the number of sales at Franklin Crossing in 2018 is the speed at which many of the units found buyers willing to pay over asking price.

As shown in the 2018 Sales Report for Franklin Crossing, of the ten sales recorded on MLS-PIN, seven reported accepting an offer within the first week of marketing. And of those seven quick sales, five sold for over asking price.

Why the strong interest in Franklin Crossing?

Franklin Crossing is receiving such strong interest from condo buyers because it offers a compelling value relative to the other condo communities both in Franklin, Massachusetts and in the broader I-495 region. Sale prices at Franklin Crossing were hit especially hard by the Great Recession.  From an average sale price of $205,009 in 2005, average sale prices at Franklin Crossing cratered nearly forty percent to a low of $123,825 in 2012. 

2014 saw the beginning of the price rebound at Franklin Crossing, which accelerated in 2016 and subsequent years.  Even with sale prices in the $180,000s, Franklin Crossing condos are still well below their 2005 high. At the same time, other condo communities in Franklin have seen their annual average sale prices rebound much further than prices have at Franklin Crossing.  The following condo communities in Franklin currently have annual average sale prices now very close to their pre-Great-Recession highs:

Franklin Crossing values may rise further

It looks like condo values at Franklin Crossing have strong upside potential in 2019!  It’s hard to find in Massachusetts clean, modern condos with central air conditioning in a highly commuter-friendly location close to plentiful shopping for below $200,000 in Massachusetts.

The average sale price at this condo community rose 4.2% for the first half of 2018, compared to the prior half year’s average .  The average sale price now stands at $175,000, an increase of nearly 50% since 2012!

MLS-PIN Sales at the condo community in 1st half of year

Two Franklin Crossing sales were reported by MLS-PIN, the multiple listing service serving the Bay State, during the first six months of 2018.

Both units found buyers very quickly.  Unit 1810 hit the market in the midst of the 2017 Holiday season.  It was a vacant three bedroom unit that needed updating.   The sale of Unit 2404, which entered  MLS-PIN in May of 2018, is very representative of the current market for Franklin Crossing units.  This condo sold in one day for $5,000 over the $170,000 asking price.  This strongly indicates that the current market will support even higher prices at Franklin Crossing!

While it’s no secret that prices at Franklin Crossing have been rising for years, the recent listings on MLS-PIN in the $170Ks at Franklin Crossing seem below achievable selling prices at this condo community, given current market conditions.  That’s clear because, in May 2018, I sold 207 Franklin Crossing Rd directly to an investor for $183,000. 

That’s the highest price paid for any unit at Franklin Crossing in over 10 years!

The average sale price of units at Franklin Crossing jumped 9.6% in 2017 to end the year at $167,600.  It was the first time that the average sale price at Franklin Crossing exceeded $160,000 for any year going way back to 2008 at the onset of the Great Recession.

On the other hand, sales activity at Franklin Crossing was muted in 2017.  Only three units sold on MLS-PIN in 2017, compared to eight transfers in 2016. 

The number of Franklin Crossing units that changed hands in 2017 was the lowest in years.

The most salient point to keep in mind about the sales at Franklin Crossing in 2017 is that, while the total number was small, all three of the units fetched $165,000 or higher.  This marks a significant price increase at Franklin Crossing that bodes well for sales in 2018 and beyond!

At $152,938, the average sale price at Franklin Crossing was up 8.5% over the average price for 2015, and now stands 23.5% higher than the market cycle low of 2012.  What was most striking about sales activity at Franklin Crossing during 2016 was the fact that of the eight sales at Franklin Crossing recorded on MLS-PIN during the year, six sold for over asking price – sure sign that prices at Franklin Crossing were on the upswing in 2016 and likely be rising further as 2017 gets underway.

Unit sales volume moderate

For the second straight year, there was a modest decline in the number of Franklin Crossing units that changed hands. 

Eight condos at Franklin Crossing sold during 2016, down slightly from 2015’s sales total of nine.  However, the curtailed sales volume at Franklin Crossing during the year likely had more to do with an inadequate supply of available homes at Franklin Crossing, rather than any lack of interest by buyers.    There was strong demand for Franklin Crossing condos throughout 2016; many Franklin Crossing listings received multiple offers soon after entering the market.  In any event, 2016’s sales total at Franklin Crossing was higher than annual sales volume there during the any of the years from 2010 through 2013.

Highest priced sales at Franklin Crossing for 2016

The highest sale price achieved during 2016 at the Franklin Crossing condos in Franklin, MA was $160,000.  Two units sold for that price, the first time any home at Franklin Crossing sold for at least $160,000 since the height of the financial crisis of 2009.

Both Units 2208 and 612 sold for $160,000.  Both had nicely updated baths and good interior cosmetics, but the kitchen cabinets and counter tops in each unit were original. The third highest sale price paid in at Franklin Crossing during 2016 was $157,500 for Unit 2002.  This was $500 over the $157,000 asking price.  Just as with Units 2208 and 612, Unit 2002 had a kitchen with original cabinets and counter tops. 

The fact all three top sales at Franklin Crossing for 2016 had essentially unimproved kitchens is indicative of the strong demand for homes at Franklin Crossing during the year.

Lowest priced sales for 2016 at Franklin Crossing

Selling for $142,000, Unit 602 fetched the lowest paid at Franklin Crossing during 2016.  This was a first floor unit facing the rear green space (away from the parking lot).  Unit 602 had the original kitchen and bath and also had an original heat/ac system and original windows.  The carpeting in the unit was worn and stained. The asking price reflected the extensive updating needed.  Despite the condition of this unit, it received multiple offers and sold for $500 over the $141,500 asking price!

Unit 1403 sold for $145,000, $2,000 over asking price.  This was the second lowest price paid at Stone Ridge for the year.  Unit 1403 was a first floor, rear facing unit.  It had nice laminate floors in the dining/living room and an upgraded bathroom, but the kitchen had original cabinets and countertops.

Rounding out the bottom three sales at Franklin Crossing for the year, Unit 1210 sold for $151,000.  This was a top floor unit with an updated kitchen and bath.  The price paid was $1,100 over the asking price.

Franklin Crossing offers attractive living space, super location

The homes at Franklin Crossing in Franklin, Massachusetts are garden style (one level) condos with an appealing, modern feel.  All units have heat pumps and central air conditioning. Franklin Crossing’s location is superb: situated on a pleasant hill so as to enhance privacy, the condos are very close to an abundance of shopping and services.  I-495 and the Forge Hill commuter rail station are readily accessible.  The association’s amenities include an in ground pool, a tennis court and a play area for young children.

2015 statistics for Franklin Crossing

Unit sales volume for the year fell 25% compared to 2014’s sales totals.

But sales volume at Franklin Crossing had surged in 2014, so a tapering off in 2015 seems perfectly understandable.  With 9 condos changing hands in 2015, Franklin Crossing saw the second highest number of unit sales during 2015 in the last six years.  So nothing unusual here!

The average sale price of units at Franklin Crossing for 2015 remained essentially unchanged from 2014.

Despite the flat average sale price performance for the year, the tone of sales at Franklin Crossing has improved dramatically since the economic uncertainties of 2009 – 2011. That improvement shows in the 13.8% increase in average sales price at Franklin Crossing since 2012.  Again, nothing out of the ordinary in this sale price stat!

Wide disparity in pricing for 2015

What is interesting (and unusual) with 2015’s market activity at Franklin Crossing is the wide spread between the high and low prices paid for essentially similar condos there during the year.

On the low end, two units sold in the mid-$130,000s:

Opportunities in the high-low sales

As you can see in the high-low sales above, the degree of updating to kitchens and baths did not play a decisive role in the prices paid for each unit. Less apparent characteristics, including building and unit location, had big influences on the selling prices of these units.  So if you are in the market to either buy or sell a Franklin Crossing condo in 2016, you’d do best to consult with an agent who has physically been inside the recent listings at the community. That “insider knowledge” will go a long way towards helping you make the right purchase and sale price decisions in your transaction!

Sales volume doubled over 2013’s production – a very encouraging development. Average days on market of units that sold at Franklin Crossing in 2014 did even better, breaking decisively to only 36 days, after spending the previous 4 years well into in the triple digits!

Upbeat outlook at Franklin Crossing condos for 2015

In 2014, Franklin Crossing saw sales prices rise amid a sharp increase in the number of units that changed hands.  This demonstrates durable demand for homes at Franklin Crossing at higher prices and suggests further sales strength there in 2015.

There is further reason for optimism at Franklin Crossing in Franklin, Massachusetts because of some very encouraging economic trends on the national level.  The national economy is experiencing strong growth as evidenced by the 5% rise in GDP on an annualized basis in the 3^rd quarter of 2014.  Energy prices are falling, led by a collapse of price of oil during the second half of last year.  And interest rates look to remain near historic lows, at least until midyear.  These positive developments should help stimulate Massachusetts real estate in 2015.  We may see another year of rising values at Franklin Crossing!  You can learn more about this desirable condominium community in Franklin, MA below.

Average sales price gain understates rise in condo values

The gain in average sales price at Franklin Crossing for 2013 was a miniscule 0.6%, but this statistic gives a misleading read on home values at the condo community.  Of the six unit sales at Franklin Crossing during 2013, three sales had low prices that skewed the average sales price downwards.

One low-priced unit was a short sale that had sat neglected for over a year.  It had failed to sell in 2012 with a days on market (DOM) of over 400.  This unit came back for sale in 2013 at a low price that produced an accepted offer fairly quickly.  The second sale was one of the only six one bedroom units at Franklin Crossing. This home sold for well over assessed value, but since it had only one bedroom, the relatively low sale price of this unit further skewed the average sale price at Franklin Crossing down.  The third low-priced sale at Franklin Crossing in 2013 was an estate sale with a quick-sale price.  This unit went under agreement in four days.  It likely could have set a higher asking price and still readily found a buyer.

It is reasonable to ignore the three low-priced sales at Franklin Crossing and focus on the average sales price of the other three Franklin Crossing units that sold during the year.

The average sales price of those remaining three units was $134,000 with a DOM of 26 – a much better showing for Franklin Crossing transactions in 2013!

Prices at Franklin Crossing moving higher

As 2014 gets underway, unit values at Franklin Crossing clearly are on the rise.  There were two units under agreement at Franklin Crossing in mid-January 2014.  Both were two bedroom homes.  One was asking $134,900 and the second was a renovated unit asking $139,900.  The latter unit found a buyer almost immediately.  These pending sales confirm the rising market values at Franklin Crossing.

Also in mid-January there were two Franklin Crossing units for sale.  One was asking $144,900 and the other was for sale at $149,900.  If these units sell close to asking, this will mark a further significant price increase as this attractive garden condo community in Franklin, MA.

2103 real estate recap for Franklin

2013 was also a good year for the overall real estate market in Franklin.  Homes sold briskly and inventory levels were increasingly tight as the year progressed.

The charitable organization specializes in small construction and renovation projects aimed at helping the handicapped and mobility-impaired live better in their homes.  Projects include wheelchair ramps, handicap bathroom conversions and home repair.

The group also provides the needy with clothes, groceries, books, and toys.  The Random Smile Project accepts cash donations and “in-kind” contributions of  skills and labor from those with experience in the construction trades.

The Friends of Franklin have been hard at work for nearly 35 years supplying Thanksgiving and Christmas dinners to families in distress.  Over 200 Franklin families currently receive holiday meals from the Friends.

The group also puts up “Angel Trees” in Franklin, Massachusetts that bear tags on which local children’s Christmas wishes are written.  Each tag has the gender and age of a needy child and the type of toy or clothing item the child wants for Christmas.  If you want to buy a Christmas gift for a child who might otherwise go without, please look for the Angel Tree in the lobby of Dean Bank in downtown Franklin or at Shaw’s Supermarket in Horace Mann Plaza.
