Despite the worst January/February weather in the Commonwealth since 2014, the median sale price for single-family homes in the Commonwealth reached <strong>$640,000</strong>, a <strong>3.6% increase</strong> over the same period in 2025.</p>

While some might interpret the <strong>7.7% decline</strong> in closed home sales as a cooling of the market, the overwhelmingly strong buyer attendance at open houses during the first three months of the year suggests otherwise.</p>

<p>For many seniors, selling their home feels like losing a part of their identity. This house may hold 20, 30, or even 40 years of memories. The idea of letting go &#8211; of the space, the possessions, the lifestyle &#8211; can cause anxiety, grief, or outright resistance.</p>



<p>As their adult child, your role is to listen first. Reassure them that this move isn’t a loss, but a transition toward safety, simplicity, and support. If they’re moving to assisted living, explain how their care and comfort will improve. If they’re downsizing to a smaller home or retirement condo, talk about the benefits of less upkeep and being closer to family or friends.</p>



<p>Most importantly: <strong>don’t do this alone</strong>. Partner with professionals &#8211; like a Realtor®  who holds the SRES®  designation, elder law attorney, and possibly a senior move manager &#8211; who know how to speak with empathy and patience. <h4 class="wp-block-heading"><strong>Step 2: Clarify Who Has Legal Authority to Sell the Home</strong></h4>

<p>Before you clean a single closet or touch a paint brush, make sure you know who has the legal right to sell the home.</p>



<p>Start by pulling the deed. Does it list both parents? A trust? Is there a co-owner &#8211; perhaps a relative &#8211; whose name was added years ago? Understanding title ownership is critical. Whoever holds title has the authority to sell.</p>



<p>If your parents are still living but facing cognitive decline, do they have a valid <strong>durable power of attorney</strong>? If not, it may be necessary to consult an elder law attorney about setting up a conservatorship or other legal mechanism that enables you to act on their behalf.</p>



<p>If your parents are deceased, then issues of probate, wills, and intestate succession may into play. These are complex legal matters, and it’s best to address them early &#8211; before listing the home. My background as a real estate attorney allows me to guide families through these details with clarity and care.</p>



<h4 class="wp-block-heading"><strong>Step 3: Decide Whether to Sell the Home Vacant or Occupied</strong></h4>

<p>This can be a fraught choice &#8211; and it greatly depends on your parents’ situation.</p>



<p>If they’ve already moved or can afford to relocate before the home goes on the market, that’s often ideal. A vacant home can be cleaned, staged, and shown without disruption. It also reduces the stress on your parents, who won’t have to leave for every showing or worry about keeping the home &#8220;market-ready.&#8221;</p>



<p>If your parents are still living in the home and can’t move just yet, we can show the home occupied.  Having your parents leave the home for showings to buyers would be very advisable.  We can build contingencies into the purchase agreement to give your parents time to find and move into suitable housing. Either way, the key is to plan ahead and communicate clearly with your agent (and your parents) about timing and expectations.</p>



<h4 class="wp-block-heading"><strong>Step 4: Avoid Flippers and iBuyers—They Rarely Offer the Best Value</strong></h4>

<p>But there’s a smart, little-known financing option that may change that: the <strong>Home Equity Conversion Mortgage (HECM) for Purchase</strong>. With a HECM for Purchase loan, you can buy a home that enables you to age in place <em>and</em> keep more of the equity you’ve built &#8211; giving you the financial flexibility to enjoy retirement on your own terms.</p>

<p>A <strong>HECM (pronounced “heck-um”) for Purchase</strong> is a specialized type of <strong>FHA-insured reverse mortgage</strong>. It allows homeowners age 62 and older to purchase a new primary residence without taking on monthly mortgage payments.</p>

<p>Instead of using the bulk &#8211; or all &#8211; of your sale proceeds to buy a new home outright, a HECM lets you finance part of the purchase through a reverse mortgage. The loan is repaid only when you move out, sell the home, or pass away. Until then, <strong>you’re not required to make monthly payments</strong> &#8211; you only need to keep up with property taxes, insurance, and maintenance.</p>



<p>For many seniors, a HECM creates a powerful opportunity: you can <strong>right-size into a more suitable home</strong> while keeping <strong>substantial cash in hand</strong> from the sale of your existing home.</p>

Often, they’re priced at or even above the value of the older homes most seniors own. And if they&#8217;re retired, it’s hard for seniors to qualify for a traditional mortgage due to limited income.</p>



<p>That’s where the HECM for Purchase becomes a game-changer!</p>

<li>Your current home is worth <strong>$800,000</strong> and you own it outright.</li>



<li>You want to buy a new home for <strong>$700,000</strong> that’s better suited to aging in place.</li>
</ul>



<p><strong>Scenario 1: Traditional Cash Purchase</strong></p>



<p>You sell your home and use <strong>$700,000</strong> to buy the new one outright. That leaves you with <strong>$100,000</strong> in cash after closing.</p>



<p><strong>Scenario 2: HECM for Purchase</strong></p>



<p>Instead, you use a HECM to borrow <strong>$280,000</strong> (roughly 40% of the purchase price, depending on your age and interest rates). You pay the remaining <strong>$420,000</strong> from your sale proceeds—and keep <strong>$380,000</strong> in cash after closing.</p>



<p>Same home. Same price. But in the HECM scenario, you keep nearly <strong>four times more</strong> in cash.</p>



<p><em>Note: This example is simplified and does not include transaction costs, property taxes, or the upfront costs of a HECM loan. Actual loan amounts vary based on your age, home value, and interest rates.</em></p>

										<content:encoded><![CDATA[<h4 class="wp-block-heading"><strong>Massachusetts has just taken a major step toward solving our state’s housing crisis—and senior homeowners may be among the biggest winners.</strong></h4>



<p>With the implementation of the <strong>Massachusetts Affordable Homes Act</strong> in early 2025, most homeowners in single-family zoning districts now have the legal right to build an <strong>Accessory Dwelling Unit (ADU)</strong> on their property. This new law opens the door to flexible living arrangements, multi-generational housing, and potential rental income &#8211; without all the red tape and restrictions that have long made ADUs difficult or impossible to construct in most of the Commonwealth.</p>

<p>As both a <strong>real estate broker and attorney</strong>, and as someone who has spent nearly 30 years guiding homeowners in <strong>Franklin MA and the Greater I-495 region</strong>, I want to help you understand what this change could mean for you &#8211; especially if you&#8217;re over 55 and thinking about your next move.</p>



<h4 class="wp-block-heading"><strong>What Is an ADU and Why Should Seniors Care?</strong></h4>



<p>An <strong>Accessory Dwelling Unit (ADU)</strong> is a smaller, self-contained residential unit located on the same lot as a single-family home. It can be detached, attached, built over a garage, or created inside an existing home &#8211; such as in a finished basement or attic.</p>

<p>Under the new <strong>ADU Massachusetts</strong> law, these units are now allowed <strong>by right</strong> in most single-family zones. That means:</p>



<ul class="wp-block-list">
<li>No special permits</li>



<li>No restrictions that limit occupancy to family members</li>



<li>No automatic bans on rentals</li>
</ul>



<p><strong>Why is this important for seniors?</strong> Because it provides a new and creative way to stay close to family, downsize safely, and unlock the value in your home &#8211; without being trapped by the high prices and low inventory that dominate today’s housing market.</p>



<h4 class="wp-block-heading"><strong>Massachusetts Affordable Homes Act: A Closer Look</strong></h4>



<p>The <strong>Massachusetts Affordable Homes Act</strong>, which took effect in February 2025, is a landmark piece of legislation in the Bay State. It encourages housing flexibility by legalizing ADUs across the Commonwealth, provided certain requirements are met:</p>



<ul class="wp-block-list">
<li><strong>ADUs must comply with current building codes</strong>, including egress, ceiling height, and safety standards.</li>



<li><strong>Local zoning boards may require site plan review</strong>, especially for detached or external additions.</li>



<li>If the home is on a <strong>septic system</strong>, adding an ADU may require a system upgrade.</li>



<li><strong>Municipalities can still regulate ADUs</strong>, but those regulations must not be unreasonably restrictive.</li>
</ul>



<p>This means while you have the right to build an ADU, you’ll still need to navigate your town’s permitting process &#8211; and possibly face resistance from local planning departments. That’s where having the right professional guidance makes all the difference.</p>

<p>If you&#8217;re living in a large home that no longer fits your lifestyle, but you want to stay near your adult children, this law makes that possible. Your child can build an ADU on their property, and you can sell your home and move into the new unit. You’ll be close to family while maintaining your independence.</p>



<p><strong>2. Swap Roles With Your Children</strong></p>



<p>Let’s say your children have outgrown their current home and are looking for more space. You can sell your home to them and have them build an ADU on the same property. You move into the ADU, and they move into your former home. It’s an elegant, affordable solution that keeps the family close and makes good use of existing housing.</p>



<p><strong>3. Support Your Child’s First Home Purchase</strong></p>



<p>If your adult child is struggling to buy their first home, consider adding an ADU to your property. They can live in the ADU while saving for a future purchase—or eventually, the two of you can switch homes as your needs change.</p>

<p>For many seniors, an ADU can provide an additional stream of income. If you’re not planning to use the ADU for family, you can rent it out and use the proceeds to supplement your retirement income or help cover living expenses.</p>



<p>While investors may find it hard to make ADUs profitable—because Massachusetts law doesn’t currently allow for condo conversion of the ADU and main home—<strong>homeowners</strong> have a big advantage: <strong>they already own the land</strong>. If you can create a legal, livable ADU for a reasonable cost, rental income can make a lot of sense.</p>

<p>However, there are size limitations. An ADU can be no larger than <strong>900 square feet or 50% of the home’s gross floor area</strong>—whichever is less. If your home is 1,800 square feet or larger, you can build the full 900 sq ft. Some towns may allow more flexibility.</p>

<p>For homeowners who’ve lived in their homes for 15, 20, 30, or even 40 years—a common scenario for those over 55—the smoke detectors currently installed in your home <strong>most likely do not meet current state requirements</strong>. Massachusetts law mandates that sellers obtain a certificate of compliance for smoke and carbon monoxide detectors before closing. This certificate is issued after a successful inspection by the local fire department, which will not sign off unless all devices are up to the state standards.</p>

<p>If your home was built or renovated after 1997, it may require <strong>hardwired, interconnected</strong> detectors. But for most older homes in Massachusetts, code-compliant battery-operated detectors may be sufficient.</p>



<p><strong>The Problem: Most Older Detectors Don’t Pass</strong></p>



<p>Here’s the issue that trips up many senior home sellers: if your smoke detectors are more than 10 years old, they will not pass the mandatory inspection. And carbon monoxide detectors that are more than 10 years old likely won’t pass either.</p>



<p>Over the years, requirements regarding placement of detectors have changed, so even if you have replaced your detectors, they may not be in the right locations in your home.</p>

<p>First, check the <strong>date of manufacture</strong> printed on the back of every detector in your home. If a detector is more than 10 years old—or if there’s no date at all—it should be replaced. You&#8217;ll see online that carbon monoxide detectors should be less than <strong>seven years old</strong>, but this is just a recommendation; 10 years of age is the cut-off point.</p>



<p>Replace any battery-powered smoke detectors with <strong>10-year sealed photoelectric units with hush buttons</strong>. Brands such as Kidde and First Alert offer Massachusetts-compliant models, readily available at hardware stores or online. These are easy to install and typically cost $30–$60 each.
