The average annual sale price at the Spruce Pond Village Condos has risen 45% since 2020.

2023 saw a surprisingly tepid performance for condo unit sale prices at the Spruce Pond Village Condos in Franklin, MA. The average sale price of condos at Spruce Pond ended the year at $509,553, off 0.9% from 2022’s all-time high.

Spruce Pond’s average sale price went on a tear in 2022, vaulting nearly 15 percent. The average annual sale price at the Spruce Pond Village Condos has risen just under 24% since 2020.

Longer-term view

The chart below shows how Spruce Pond’s average annual sale price has performed since 2004.

Units at Spruce Pond have enjoyed quite a run up in values since a 2012 low point during the Great Recession. Spruce Pond’s current average annual sale price stands 82% above the $280,300 low of 2012!

Six Spruce Pond units sold during the year, doubling the sales total of 2022.

One low sale skews sale price statistic

Of the six sales at Spruce Pond during 2023, one was so low that is drove down the annual average sale price.

59 Bayberry Common for $417,500, a huge discount off its original $500,000 asking price. The unit had its original kitchen and baths. Decor was dated and the heating and air conditioning systems were aged. The buyer paid cash.

If 59 Bayberry is removed from 2023’s sales, the average sale price of the remaining five units becomes $528,000, a 2.5% increase over 2022’s average sale price. Given the strong price performance in 2023 at other condo communities in Franklin, even a 2.5% gain at Spruce Pond is anemic.

Highest sales at Spruce Pond in 2023

Below are the two highest-priced Spruce Pond unit sales for 2023.

Both 57 Bayberry Common and 98 Highbank Road offered renovated kitchen and baths. The main difference between these two top sales at Spruce Pond for 2023 is that 57 Bayberry was an end unit with finished basement and a two-car garage, while 98 Highbank was a middle unit with a one-car garage and unfinished basement space.

2022 saw sale prices rise to new highs at the Spruce Pond Village Condos in Franklin, MA. The average sale price of homes at Spruce Pond rose 14.8% in 2022 to end at a record high $514,167.

Spruce Pond’s average sale price has risen 52% since 2017!

Longer-term view

The chart below shows how Spruce Pond’s average annual sale price has fared since 2004.

A prolonged real estate slump extending from 2007 into 2013 drove the average annual sale price at Spruce Pond down into the $280Ks in 2012 – 2013. It wasn’t until 2017 that the average annual sale price began a marked rebound. At $514,167, Spruce Pond’s current average annual sale price stands 83% above the $280,000 low of 2012.

Sales volume falls

Three units sold during the year, the smallest annual sales total at Spruce Pond since only one unit changed hands in 2018.

Despite the drop in sales volume, the average days on market of units sold during 2022 was a very short eight days. Buyers snapped up available units very quickly.

2021 was another year of record-setting prices at the Spruce Pond Village Condos.

The average sale price of townhouses at Spruce Pond rose 8.7% in 2021 to an all-time high of $447,811. It was the third year in a row of record high average sale prices at this sought-after condo community in Franklin, Massachusetts.

Highest sale price in 2021 for a home at Spruce Pond

53 Quince Landing sold for $475,000, making it the highest-price sale at Spruce Pond Village for the year just ended.

53 Quince had the original kitchen and baths that came with the unit when new. But it did have a two-car attached garage, a nice feature when most homes at Spruce Pond have only one-car garages. 53 Quince also had an additional finished living area in its basement, something that not all Spruce Pond units offer.

Lowest sale price at Spruce Pond for 2021

The lowest selling price at Spruce Pond in 2021 was the $425,000 paid for 7 Spruce Pond Road.

This unit also had the original kitchen and baths. 7 Spruce had only a one-car garage and its basement was unfinished. The unit did offer prime views of Spruce Pond.

Five Spruce Pond units sold in 2021

Five units at Spruce Pond Village changed hands during 2021, a slight up-tick of one unit from the four units that sold in 2020.

Spruce Pond Condos have stellar 2020

All the health and economic uncertainties of 2020 didn’t have a negative impact on home sales at the Spruce Pond Village Condominiums.

Units sold quickly and the average sale price at Spruce Pond rose over 8% to hit a record high $412,000. 2020 was the second year in a row of record sale prices at the prized condominium community in Franklin, MA.

Sales volume falls modestly

Four condo transactions at Spruce Pond closed in 2020.

2020’s four sales were off the sales pace of 2019. But looking back over the last ten years, it’s clear that the annual availability of units at Spruce Pond waxes and wanes. Buyers can’t count on another unit coming up for sale with regularity, which adds urgency to buying decisions at Spruce Pond!

How 2020’s sales break down

The two lowest-priced unit sales at Spruce Pond (63 Bayberry Common for $390,000 and 60 Bayberry Common for $400,000) follow a clear pattern.

Each unit had a middle placement and offered a one-car garage. Each had unfinished basements. Both homes enjoyed updated kitchens.

The two highest-priced units that sold in 2020 (94 Highbank Rd for $423,000 and 12 Spruce Pond Rd for $435,000) were end units with two-car garages and finished basements.

What stands out about the highest sales at Spruce Pond in 2020 is the difference in the kitchens at the two townhomes. 94 Highbank had a renovated kitchen, while the kitchen at 12 Spruce Pond was original to the unit and quite dated. Interestingly, the unit with the older kitchen sold for more than the unit with the updated kitchen!

Why the discrepancy between age of kitchens and prices paid?

There’s one main reason behind why the unit with the older kitchen sold for more than the unit with the newer kitchen: water views!

While 12 Spruce did have some features that 94 Highbank lacked (hardwood flooring and a tile shower in the master bath), the value of 12 Spruce was enhanced by the water views enjoyed by that unit.

94 Highbank backs up to greenery while 12 Spruce borders on Spruce Pond. The unit has pretty views of the pond from its deck and from several rear-facing rooms.

All-time high prices at Spruce Pond Village Condominiums

A price surge in 2019 has put the average sale price of condos at Spruce Pond Village in Franklin, MA at an all-time high!

At $381,286, the average sale price of units at Spruce Pond for 2019 has surpassed the prior all-time-price-high set back in 2005. 2019’s average price is 6.5% above where it was in 2018 and 36% higher than the average price at the 2012 market low.

What stands out in the 2019 report is the number of units at Spruce Pond that sold above asking price.

This report would have been touting the 5.8% increase in average sale price at the Spruce Pond Village Condos in Franklin, MA for 2018, if there had been more than one sale at Spruce Pond recorded on MLS-PIN during the year.

However, because there was only one Spruce Pond Village sale recorded on the MLS for all of 2018, the “average sale price” at this condo community for the year is statistically irrelevant. One sale price does not give meaningful information about the direction of overall unit values at Spruce Pond Village!

One Spruce Pond sale on MLS-PIN

The sales volume of “one” recorded on the MLS for Spruce Pond Village in 2018 represents the lowest annual sales volume at that condo community reported on the MLS since 1998, when MLS-PIN first began carrying home sales in Franklin, MA.

It simply was a slow year at Spruce Pond Village on MLS-PIN in 2018!
