Highwood condos in Franklin MA 02038

Highwood is a condominium community situated off Panther Way in The Town of Franklin, MA. The community is a mix of approximately 180 townhomes,  garden condos, and ranch-style units. It was built in three distinct phases between 1976 and 1986. Each phase has its own association. The phases are called Highwood I, Highwood II and Highwood III.

Highwood is within walking distance to the Franklin Public High School and a Massachusetts-owned public ice skating area.

The townhouse community enjoys easy access to a major shopping center and a wide array of stores, eateries and consumer service providers along Rte 140 in Franklin. Interstate 495 and the Forge Park commuter rail station are just a short drive away.

Townhouse and garden condo units are regularly for sale at Highwood.  Ranch-style homes are less frequently available.

The average sales price of condominium units at Highwood rose to $163,680 in 2012, up from $147,313 in 2011.  It was the first increase in Highwood's average annual sales price since 2005.

In another good sign for the Highwood condo community, the average time it took to sell units at Highwood dropped sharply in 2012.   Average days on market (DOM) was 90 in 2012, way down from the appallingly high of 354 DOM seen in 2011.

                    [post_content] => The first half of 2012 saw an improving outlook for condo sales at Highwood in Franklin, MA.  The average sale price at Highwood would have risen significantly during the first half of the year, but for the sale of one Highwood unit at a shockingly low price. This discounted price skewed the average selling price at Highwood for the first 6 months of the year downward and marred what would otherwise have been upbeat first half 2012 stats at this well-regarded condo community in Franklin, Massachusetts.

This compares favorably to the two sales for the same period in 2011.



Average days on market fell sharply from 2011’s level, a good sign for the future marketability of Highwood units.

Average selling price lower

At $157,700, the average sale price at Highwood during the first 6 months of 2012 was 8.7% lower than the average selling price for the same period the prior year.  But that is a misleading statistic due to the very low selling price of one of the units.



Lowest price since 1998

41 Highwood Drive was an estate sale that closed in June 2012.  This garden style unit fetched an exceedingly low price of $87,500.  The sale of Unit 41 distorted the average selling price at Highwood for the first half of 2012.  In fact, Unit 41 is the lowest priced unit to sell at Highwood going back to 1998 in the MLS records!

$192,500 average sale price

If you remove that Unit 41 from the 2012 sales mix, the average selling price at Highwood becomes $192,500.  This is much more representative of current values of townhouse units at Highwood and would be the highest average selling price there in the last few years.

Last year is suddenly looking “so last year”

Real estate markets constantly are on the move.  Trends can change direction on a dime.

January 2012 turned out to be a very strong month for home sales in Massachusetts:



These home sale results were the best for any January in MA since 2007!  Pending sales were also up.

So Highwood owners may enjoy much better home selling conditions  in 2012 than they did in 2011.  Good bye 2011!

A tiny sample makes for suspect stats

Only 5 out of out of a total of approximately 180 condos at Highwood changed hands during all of 2011.

The dearth of sales in 2011 can be viewed as a good thing. It makes for a very small sample of unit sales from which to derive an average selling price at Highwood for 2011.  This in turn casts doubt on the accuracy and reliability of the statistical 2.6% decrease in the average selling price at Highwood for the year.



The average selling price of units at Highwood in 2011 fell to $151,030 in 2011 from $154,983 in 2010.

Highwood owners should be encouraged that, due to the small number of units that sold in 2011, the average selling price figure may understate the true market value of homes in the Highwood community.

To give you some context for 2011's sales volume at Highwood, while there were a relatively meager 6 Highwood sales in 2010, a whopping 17 units sold at the community back in 2009.

The chart below provides a summary of last year’s sales at the Highwood Condominiums in Franklin, Massachusetts:



As you can see, 2 of the 5 transfers were short sales and a third sale involved a vacant unit.  All 3 of these condominiums finally sold at discount prices after extensive time on the market.

The most challenged transaction was at 38 Highwood  Drive which was a superb deal for the eventual buyer. It was a nice townhouse in Highwood I.  The unit sold after an astounding 2.3 years on the market for $130,000, an huge 45% discount off its original $238,000 asking price.  Short sales often entail delays, illogical lender decisions and unpredictable outcomes, but this transaction was out of the ordinary!

Highwood was constructed in three phases.  Each phase used distinctively different plans and construction materials.

Highwood I

Highwood I is brick construction.  It has garden condominium units, townhomes and ranch-style units.  Heating is by heat pump and each unit has central air conditioning.

Highwood II

Units in Highwood II have wood exteriors with a Tudor look.  Highwood II also has garden condominium units, townhomes and ranch-style units.  Heating in Highwood II units is by electric baseboard.  Air conditioning is provided via individual wall mounted air conditioners.

Highwood III

Highwood condos Franklin MA - phase 3

Highwood III is the youngest construction at Highwood.  It is characterized by vinyl exteriors.  All units are townhomes with some ranch-style units.  All homes in this phase have electric baseboard heat and wall air conditioners.   Unlike earlier Highwood phases, some units in Highwood III have basements.

Convenient location

Highwood has a superior location in Franklin, Massachusetts.

It is minutes from a large shopping center and lots of other stores, Interstate 495 and a commuter rail station with train service to Boston.

Franklin High School and a public ice skating rink are within walking distance of the Highwood community.

Highwood III incorporates several notable changes in building plans and construction materials compared to past phases at Highwood in Franklin, MA.

Vinyl was used for exterior siding.

The average sales price of condominium units at Highwood rose to $163,680 in 2012, up from $147,313 in 2011.  It was the first increase in Highwood's average annual sales price since 2005.

In another good sign for the Highwood condo community, the average time it took to sell units at Highwood dropped sharply in 2012.   Average days on market (DOM) was 90 in 2012, way down from the appallingly high of 354 DOM seen in 2011.
